Sympl · Project features

Fifteen modules. Two wedges built in.

Credible parity on the table-stakes workflows — drawings, RFIs, submittals, schedule, financials — with the submittal-compliance agent and daily-log agent available now to establish the wedge from day one. Here's what each module actually does.

Available now — the modules below Coming soon — in the section at the bottom

Project setup & portfolio

Available now

Projects as the primary entity; portfolios that roll up to the program.

Every project carries metadata (owner, A/E, GMP, delivery method, lifecycle stage), permissions (GC role pack or Owner role pack), custom fields, and a public submission portal — reusing the QR-portal infrastructure Sympl · CMMS ships for facilities intake.

  • Delivery method as a first-class field (CMc / DBIA / GMP / lump-sum) — drives form templates, change-order flow, and GMP-vs-actuals reconciliation
  • GC role pack: PM, Super, Estimator, PE
  • Owner role pack: OPM, Director, CFO, Facilities
  • Custom fields per project reuse the CMMS field-registry infrastructure (indexed, searchable, reportable)
  • Public submission portal — employee / tenant building-improvement requests flow in as project requests

Drawings & documents

Available now

Procore-class bar. Day one or we're not in the conversation.

Drawings management with revisions, markup, sheet families, and mobile sync — drawings cached locally and updated incrementally so the super can mark up a sheet on the basement job. Specifications imported and navigated by CSI MasterFormat section. Document library with folders + permissions, file preview for PDF / images / Office formats.

  • Sheet families with revision history and current-rev resolution
  • Markup with drawing-pin location reference on photos and punch items
  • Mobile sync optimized for low-bandwidth jobsites (incremental, not full re-download)
  • Specifications import with CSI MasterFormat 2020 section navigation
  • Document library with role-based folder permissions and audit-defensible access logs
  • File preview for PDF, images, Word, Excel, PowerPoint — no download needed to review

Submittals

Available now

The asset registry is born here. So is the killer agent.

Submittal log with GC ↔ A/E ↔ Sub routing, spec section linking, and approval state tracking — plus the submittal compliance agent that extracts product data, matches the CSI spec section, runs a clause-by-clause compliance check, and drafts a reviewer-ready memo with cited deviations.

  • Standard CSI submittal disposition codes (Approved / Approved as Noted / Revise & Resubmit / Rejected / For Information Only)
  • Ball-in-court tracking with overdue flagging and schedule-impact visibility
  • Spec-section linking — every submittal tied to its 23-21-13-04-style section
  • AI compliance agent drafts a reviewer-ready memo per upload
  • Foundation for the asset registry that materializes into Sympl · CMMS at closeout
About the submittal compliance agent

RFI workflow

Available now

From photo + voice to drafted RFI in three taps.

RFI creation with drawing reference, photo attach, responsibility-matrix recipient suggestions, and routed status tracking. An RFI drafting agent is coming soon — superintendent records voice + photo on site, the agent produces a draft with the right spec reference and routing.

  • AIA G716 form chrome on the same underlying schema
  • Recipient suggestion from the project responsibility matrix
  • Drawing references and photo attachments inline
  • Distribution list management with role-based defaults
  • Coming soon: AI drafting from photo + voice on mobile

Daily logs & field execution

Available now

The agent drafts; the super reviews. The mobile wedge.

Web + mobile log creation, photos with EXIF + GPS, T&M tickets, geofenced crew check-ins, weather auto-pull, and the daily-log auto-generation agent. The unit of work for the super is reviewing what the agent drafted — not typing into a form.

  • Photos with EXIF + GPS preserved and tied to project + location
  • T&M tickets capturing labor, equipment, and material
  • Crew geofence check-in (presence + headcount, not productivity surveillance)
  • Weather auto-pulled from project location and timestamped
  • AI auto-generates the daily log from the day's activity — super reviews + submits

Inspections & punch list

Available now

One model from rough-in through final acceptance.

Unified inspection + punch model with drawing-pin location, photo attach, assignee tracking, and sub notification. The same primitives handle GC-internal QC inspections, owner-witnessed inspections, FGI healthcare inspections, and final punch — different templates, same schema.

  • Drawing-pin location reference (the issue lives at this point on Sheet A-201 rev 04)
  • Photo + markup attachment
  • Sub assignment with auto-notification and ball-in-court tracking
  • Inspection checklist library by FGI section + Joint Commission EC tagging (coming soon)
  • Punch closure workflow with photo evidence and reviewer approval

Schedule

Available now

P6 round-trip is the gate. Light in-app edit is the wedge.

Primavera P6 (XER) and Microsoft Project (.mpp) round-trip — import, view in-app with critical path display, light edits in-app, export back. Read-only view is parity with Procore; light-edit is one step ahead. Full in-app edit with AI risk scoring is coming soon.

  • P6 XER round-trip with constraint and dependency preservation
  • MSP .mpp round-trip
  • Critical path display with float visualization
  • Light in-app edit for non-baseline changes
  • Coming soon: full in-app editing + AI risk scoring (Random Forest / XGBoost on historical data)

Budget & financials

Available now

Real-time forecast. Not a 6-hour overnight batch.

GMP baseline, commitments (sub contracts, POs), change events + change orders, pay applications generated as AIA G702/G703 by default, real-time forecast-at-completion. AACE 17R-97 estimate class typed on every estimate with accuracy band wired to contingency — a strategic wedge no other CPM does natively.

  • GMP baseline with commitment tracking against it
  • Commitments: subcontracts and POs, each with their own ledger
  • Change events → change orders → pay apps with the full audit trail
  • AIA G702/G703 pay apps generated by default — Procurement sees recognized paper
  • Real-time forecast-at-completion updates from project signals (RFIs, change events, schedule slips)
  • AACE estimate class 1–5 typed on every estimate with accuracy band → contingency

Meetings & action items

Available now

Auto-minutes coming. Action items always.

Meeting minutes (web + mobile), action items with named owners, distribution lists. Auto-minutes from recording is coming soon — agenda recognized, decisions extracted, action items routed.

  • Mobile minutes capture in the same surface as the daily log
  • Action items with owners and due dates — searchable across the project
  • Distribution list management
  • OAC meeting templates that respect shared / private federation flags
  • Coming soon: auto-minutes from recording with action item extraction

Safety

Available now

OSHA-aligned. Standard forms shipped, not custom-configured.

Incident reporting, JSAs, and OSHA 29 CFR 1926-aligned schema with 300/300A/301 logs as native export. Davis-Bacon WH-347 certified payroll export + LCPtracker integration are coming soon with the procurement module.

  • Incident reporting with OSHA-aligned fields

Closeout

Available now

The killer feature. Where CPM ends and CMMS begins.

The CSI 01 78 00 closeout binder template with manual assembly is available now. Coming soon: the closeout binder assembly agent and the asset-materialization agent that turns the submittal log into a populated Sympl · CMMS asset registry — equipment, manufacturers, models, install dates, warranty terms, O&M manuals, recommended PMs.

  • CSI 01 78 00 closeout binder organized by spec section
  • AIA G706 / G706A / G707 (lien waivers, surety consent) wired into the flow
  • AIA A201 §9.10 (final completion + final payment) checkpoints
  • Manual export of submittal data → CMMS available now
  • Coming soon: asset-materialization agent + first-year warranty WO generation

Branding & portals

Available now

Owner intake. Public-facing. Reuses CMMS infra.

Account branding (logo, accent, bg colors) reuses the CMMS branding system. Public submission portals — including QR-code surfaces — reuse the Sympl · CMMS portal infrastructure for owner-side intake of building-improvement requests.

  • Account branding (logo, accent, background) — reuses CMMS branding
  • Public portal QR codes for owner intake
  • Tenant / employee request → CPM project pipeline
  • Per-portal scoping (which sites, which buyers see which intake form)

Reports & dashboards

Available now

Standard packs for each ICP. Builder for everything else.

Reuses the Sympl · CMMS report builder infrastructure (entity / field / filter / measure / group-by / viz / save / schedule). Ships with two default report packs — GC and Owner — covering the standard reports each side needs day one.

  • GC report pack: WIP, project margin, schedule status, RFI / submittal aging, daily log summary
