Run the build,
bid to closeout.
Sympl · Project brings scheduling, submittals, RFIs, budget, and daily logs into one workflow for owners and GCs — with agents that produce finished work, a federation model that gives each party its own workspace, and closeout that hands the asset register straight to operations.
- Owner + GC each get a real workspace — not guest access
- Agents draft submittal reviews, daily logs, and RFIs
- Closeout materializes your asset register in the CMMS

One workflow, end to end
From the first estimate to the keys.
Most teams stitch a CPM tool to an estimating tool to a closeout binder. Sympl · Project carries one thread from preconstruction through the day the building goes into operation.
Preconstruction
Bid & buyout
Estimate with AACE-typed accuracy classes, level subs, and award — with Signal feeding you the public work before it posts.
Build
Field & office in one workflow
Drawings, RFIs, submittals, daily logs, schedule, and budget move together — mobile-first for the field, real-time for the office.
Control
Cost & schedule truth
GMP vs. actuals, AIA pay apps, change events, and forecast-at-completion you can defend to an owner or a board.
Closeout
Handover that means something
The submittal log becomes the operating asset register in your maintenance system — the building runs from day one, not month six.
Built for both sides of the table
One product. Two real workspaces.
For General Contractors
Mobile-first field UX your supers actually use, RFIs and submittals that move, budget vs. actuals without an analyst, and agents that draft the repetitive work.
For contractorsFor Owners
Your own tenant — not a guest in the GC's system. Real-time capital forecasts you can defend to a board, AGC/AIA forms as defaults, and handover that puts facilities into operation on day one.
For ownersThe capability catalog
Fifteen modules across the project lifecycle.
Credible parity on the table-stakes workflows — drawings, RFIs, submittals, schedule, financials — plus the wedges no incumbent ships.
Projects & portfolio
Projects with delivery method, GMP, and lifecycle stage — rolled into program-level portfolio dashboards.
Drawings & documents
Revisions, mobile sheet markup, offline caching, and CSI MasterFormat spec navigation.
Submittals
Spec-linked log with ball-in-court routing — and a compliance agent that drafts reviewer-ready memos.
RFIs
Drawing-referenced RFIs with responsibility-matrix recipients and routed status tracking.
Daily logs & field
Photo + GPS daily logs, T&M tickets, geofenced check-ins — auto-drafted from the day’s activity.
Inspections & punch
One model from rough-in to final acceptance, with drawing-pin locations and trade checklists.
Schedule
Primavera P6 (XER) and Microsoft Project (.mpp) round-trip, with in-app critical-path display.
Budget & financials
Commitments, change events, AIA G702/G703 pay apps, and forecast-at-completion — AACE estimate classes native.
Safety
Incidents, JSAs, and an OSHA 29 CFR 1926-aligned schema with native 300/300A/301 export.
Closeout & handover
CSI 01 78 00 binder assembly — and the asset materialization that seeds your CMMS.
The category-defining bet
Owner and GC, each in their own workspace.
Procore gives the owner permissioned guest access. Kahua and e-Builder force the GC into the owner's UI. Sympl federates one project across two real tenants — shared surfaces (RFIs, submittals, drawings, change orders) sync bidirectionally, while each side's private data — the GC's margin, the owner's board reports — stays local.

Submittal compliance
Extracts product data, runs clause-by-clause spec checks, drafts a reviewer-ready memo with cited deviations.
Daily log
Drafts the day’s log from field activity and photos. The super reviews and submits — 30+ minutes back per day.
RFI drafting
Turns a photo and a voice note into a routed, drawing-referenced RFI.
Closeout binder
Assembles the CSI 01 78 00 binder from the submittal log and O&M collection.
Finished work, not a chat box
Agents that produce a deliverable.
The unit of work for most CPM AI is the user's question. For ours it's the deliverable — a memo, a log, an RFI, a binder. A human approves, edits, or rejects. They don't author from scratch. And it's AI you can turn off, or run with your own provider key.

Closeout that becomes an operating CMMS.
Every other CPM ends at a binder. At substantial completion, Sympl · Project turns the submittal log into the asset register in your operating system — equipment, manufacturers, models, warranties, O&M manuals, and PM frequencies. The facilities team reviews and accepts, and the building operates from day one. No 50 GB ZIP. No six months of re-keying.

The paper procurement expects — out of the box.
AIA A201 general conditions drive the change-order mechanism. G702/G703 pay apps are generated, not configured. CSI MasterFormat is the native cost-code schema, and AACE 17R-97 estimate classes type every estimate. No six-month form configuration.
Fits your stack

Primavera P6 and Microsoft Project for the schedule. Sage, Foundation, Acumatica, and QuickBooks Online for accounting. DocuSign for signatures, Outlook for email-as-RFI, and Autodesk Construction Cloud for the BIM viewer.
Common questions
Is Sympl · Project available now?
It’s in beta. We’re onboarding design-partner GCs and owners now and shaping the product with them. Book a demo and we’ll walk you through what’s live and where it’s headed.
Do owners and GCs need to be on Sympl together?
No. A GC gets full value standalone, and so does an owner. Federation is the multiplier when both parties are on the platform — each keeps their own workspace and private data, and shared surfaces sync.
How does pricing work?
Transparent and predictable — no black-box quoting, no forced multi-year contracts at the entry tiers, and no surprise per-module charges. See the pricing page for the model.
What about our existing schedule in P6?
Sympl · Project round-trips Primavera P6 (XER) and Microsoft Project (.mpp) losslessly — import, work, and hand the schedule back without data loss.
